Definition for rate charging purposes:

  • Midweek charges apply Sunday to Thursday nights inclusive.
  • Weekend charges apply Friday and Saturday nights

Additional charges:

  • Short breaks (where available) will be charged at nightly rate (usually minimum 3 night stays, except for occasional offers - see price grid for details)
  • Cleaning fees charged separately at £115 for stays of less than 7 nights, (except for occasional offers - see price grid for details)
  • Cleaning fees included for 7 nights stays and longer 
  • Pets charged at £25 each (maximum 2 pets per stay, by prior arrangement) 

Payment and cancellation:

  • Deposit of £100 required to secure bookings if booked more than 8 weeks prior to arrival
  • Balance payment (including security/damage deposit) due 8 weeks prior to arrival
  • Bookings made within 8 weeks, full payment required

Cancellation policy

  1. Cancellations will be refunded less a £100 admin fee if cancelled at least 8 weeks in advance
  2. Cancellations will be refunded less a £100 admin fee if cancelled within 8 weeks, if the holiday can be resold
  3. Cancellations made within 8 weeks that cannot be resold will not be refunded 
  4. Bookings may subsequently be amended, at least 8 weeks prior to arrival, subject to availability, at a £30 administration fee. If the booking is moved to a more expensive holiday period, the prevailing rates for the new dates will apply. Similarly if the booking is moved to a lower priced date range, the prevailing rates for the new dates will apply.
  5. If we are unable to operate due to circumstances beyond our control (e.g. government restrictions force the barn to close), a full refund will be offered. Alternatively, under these circumstances, guests may move holidays dates without incurring an administration fee (subject to availability). If the booking is moved to a more expensive holiday period, the prevailing rates for the new dates will apply. If the booking is moved to a lower priced date range, the prevailing rates for the new dates will apply. 
  6. If the barn is open and able to fulfil booking obligations but guests are not able to travel for any reason, normal terms 1-4 above will apply.

Security/Damage Deposit:

  • A £300 refundable security/damage deposit will be charged with balance payment which will be refunded within two (2) weeks of check out (usually within 2 working days), so long as no damage or excess cleaning charges are incurred by the owner.
  • Please leave the property clean and tidy, ensuring all areas including the oven and wood burner are clean. Rubbish must be bagged in the waste bins. To maintain our high standards of cleanliness, the housekeeper needs a minimum of four (4) hrs to thoroughly clean and prepare the barn for the next guests even when it has been left in good order. In the event guests check out late without prior written approval from the owner, we reserve the right to deduct waiting time for the period until the housekeeper is able to access the property. We also reserve the right to deduct excess cleaning costs, (including cleaning the woodburner and oven) from the security/damage deposit if guests do not leave the property tidy and in good order.
