The Milking Parlour has been redcently renovated to a high specification. The eco-friendly barn conversion has its own water source, ground source heat pump and bio-digestor.
Our holiday home is a peaceful year-round retreat and much loved. The beds are comfortable, the sofas are sumptuously stylish, the rain showers are fabulous, the kitchen is well equipped and there are plenty of board games and DVDs to keep family and friends entertained.
The front door opens into the entrance hall (slate floor, coat hooks, shoe racks and large store cupboard) then into the beautifully appointed, light and spacious, open-plan living area with slate flooring and exposed beams.
The kitchen/dining area has a fan assisted range cooker (triple oven), 5 ring induction hob plus plate warmer and plenty of pans and utensils to make a warming Sunday roast. There is a fridge freezer, dishwasher and washing machine.
The dining table comfortably seats six (four chairs and a padded bench).
In the lounge area, two large, sumptuous John Lewis velvet sofas are arranged before the Wall-mounted TV (tilt and swivel bracket for ease of viewing), with surround sound. Underfloor heating throughout keeps the whole barn toasty and warm and the stylish AGA wood burner adds to the cosy feel. The array of mood lighting options highlight the beautiful exposed original Pentewan stone wall and create a wonderful ambiance.
Two sets of French doors lead out to the enclosed courtyard terrace on one side and the patio and garden on the other.
There is only one step inside the property which connects the living area via the wide hallway to three king size bedrooms and the family bathroom (WC, large walk-in rain shower/wet room, large bath, basin and heated towel rail). The hallway and bedrooms all feature engineered oak flooring.
The master suite has a king bed with Hypnos mattress, en-suite WC and shower room (walk-in rain shower, basin and heated towel rail). French doors open from the bedroom to the courtyard garden.
The two additional guest rooms have zip and link beds which can easily be split into a combination of king and/or single beds, also with deep, comfortable mattresses. (Note: rooms are set as 3 x Kings as standard but can be configured in a combination of king/twins as required - just state your preference on booking).
The Family bathroom is equipped with bath, walk/roll in rain shower/wet room, sink, WC and heated towel rail.
All rooms have independently operated temperature controls.
There are two enclosed gardens, one on either side of the property offering access to sun:
The comfortable furniture in the gravelled courtyard garden provides a relaxing spot for breakfast in the morning sun or a place to sit and watch the swallows and bats ducking and diving at twighlight. Overlooking the central communal area with views beyond, it's a lovely place to sit.
Recline on the wooden reclining sun lounger in the lawned garden gazing at the cattle in the fields beyond or relaxing with a book, or enjoy an afternoon cup of tea on the mid terrace sun trap.
The patio below the lawned garden has a hot and cold outside tap (useful for dog or bike washing. The rotary washing line and garden furniture cushions are stored in the shed and garden store box. A dozen steps provide access to and from the upper car parking area.
Check-In/Check-Out Times
Check-in is from 1400 hrs (2pm) and check-out by 1000 hrs (10am) in order for the housekeeper to have sufficient time to clean the property for the next guests. We will do our best to accommodate earlier arrival and later check out requests if made in advance but cannot offer any guarantees. It will entirely depend on the housekeeper's schedule and what time we are expecting guest arrivals on the relevant day. Each changeover takes a minimum of 4 hrs.
Mobile Reception
Mobile reception can be patchy throughout the county of Cornwall, particularly in rural areas. There is no mobile reception inside the Milking Parlour, however just activate WiFi calling on your handset to make and recieve calls and texts.
WiFi
Fibre to Premises WiFi offers over 50 mbps so can stream programming on the SMART TV.
As there is no Mobile reception in the barn, simply activate WiFi calling on each handset to make and receive calls, texts and messaging as normal.
Infants & Toddlers
Travel cot, highchair and bed guard available. (Please request in advance).
Linens
We hire and professionally launder all linens. A bath sheet and hand towel will be provided per person, plus 1 bathmat per bathroom, plus tea towels, bed linen, quilts and pillows. Please bring your own beach and dog towels as barn towels may not be used for this purpose. You can also purchase beach and dog towels cheaply in local stores such as Asda.
Dogs
This property welcomes two small or medium size well behaved dogs over 1 year old for a fee of £25 per dog (we respectfully request that dogs are kept off the beds and velvet sofas as they mark easily). Due to livestock in the vicinity, dogs must be kept under control. The lawned and courtyard gardens are enclosed but please ask for more information if you are concerned your dog(s) may find a way out. Please always clean up after your dog(s) including in both the private and communal gardens to avoid an additional cleaning fee.
Country Living
The converted barn is located across the lane from a working dairy farm. Flies and smells are an inevitable part of country living, more so in the summer months.
